Essential vs. Premier Membership

Essential is for hands-on owners who want dependable care, inspections, and reporting — you still coordinate your own vendors. Premier is for hands-off owners — we handle vendor coordination and everything in the Premier column above for you. Both plans include guest amenities (shampoo, body wash, toilet paper, paper goods, coffee) at no handling fee. Membership is a monthly property-care retainer; turnover cleanings are billed per visit at the published rate. Premier members with a hot tub can bundle weekly hot tub care into a single monthly rate (Premier + Hot Tub Bundle, $600/month). Weekly and high-turnover (3+/month) properties are quoted by calendar, size, laundry, travel, and condition; same-day flips, deep cleans, windows, hot tub care, snow removal, supplies, repairs, and specialty requests are quoted separately.

Choose Premier Membership Best for hands-off owners
A freshly restocked vacation-rental bathroom — quality towels, shampoo, conditioner, and body wash at wholesale pricing

Premier pays for itself — the included wood polish, exterior blow-down, vendor coordination, welcome board, and a custom property website add real, recurring value, and you only pay for the cleaning you actually use (turnovers billed per visit).

A cozy cabin bedroom with a welcome board — the kind of thoughtful touch guests remember and return for
Included with Premier — Welcome board & guest log book

Every Premier property gets a welcome board and a guest log book where guests record their favorite moments from the stay. It is a small, thoughtful touch guests remember — and one of the simplest ways to turn a first-time guest into a repeat booking.

Cleaning supplies are included in your per-clean turnover price, and guest amenities are included with your Essential or Premier membership. Hotel-inspired linens are sourced at our wholesale cost — no markup, well below retail. See how that pays for itself.

Option 3 · Move-outs, move-ins & resets

Move-Out Deep Cleaning

A complete, top-to-bottom deep clean that goes far beyond a standard turnover. Priced by the square foot — the rate steps down as the home gets larger, so bigger homes never pay a premium for space that simply cleans faster. Window cleaning is a separate add-on and is not included in the deep-cleaning rate.

Home SizeRate per sq ftExample Total
Up to 1,500 sq ft$0.30–$0.401,200 sq ft ≈ $360–$480
1,501–3,000 sq ft$0.25–$0.302,000 sq ft ≈ $500–$600
3,000+ sq ft$0.20–$0.253,500 sq ft ≈ $700–$875
Window cleaning add-on$25 per window (ground-level only, approved before service)

Final quote confirmed by a walkthrough — a lightly-lived-in home costs less than one needing heavy detailing. Residential deep cleans of occupied homes are quoted hourly after a walkthrough, since condition is the biggest variable.

An empty, freshly deep-cleaned living room — vacuum lines, dust-free baseboards, move-out ready
An empty, spotless deep-cleaned kitchen — gleaming appliances, clean surfaces, move-out ready
Why the rate steps down for larger homes

Deep-cleaning isn't a straight line — a 1,200 sq ft cabin has nearly the same kitchen, bathrooms, and detail work as a 3,500 sq ft house, just less open space between them. The first square footage carries the detail-heavy work; larger homes add open living space that cleans faster per foot. A flat rate would overcharge large homes and undercharge small ones — so the rate steps down with size, keeping every quote fair and proportionate to the real work involved.

FAQ

Questions, answered.

What's the difference between Turnover Cleanings and Membership?

Turnover Cleanings is pay-per-clean — you book a reset when you need it, interior cleaning only. Membership is a monthly property-care retainer: it covers priority scheduling, supply and inventory management, property care (BBQ, pet waste, firewood; interior glass touch-up on Premier), a photo-documented visual inspection report, and the full management task list between stays. Turnover cleanings are still billed per visit at the published rate — the retainer pays for the management, oversight, and coordination, not the cleaning itself.

What does priority scheduling actually mean?

As a member, your cleanings are booked first on our calendar — ahead of one-time and non-member requests. You get first dibs on last-minute and emergency changeover openings (a guest leaves early or checks in late and you need a quick flip), and your messages and requests are answered within 2 business hours. Non-members are scheduled on remaining availability. It does not mean same-day or instant service on demand — cleanings are still scheduled around check-in and check-out times.

What's the difference between Essential and Premier?

Essential ($275/month) gives you all property care, inspections, and reporting, and guest amenities are included — you still coordinate your own vendors. Premier ($450/month) adds the hands-off layer — we coordinate vendors (plumbers, HVAC, landscapers) on your behalf, include the whole-house wood polish & furniture conditioning, handle exterior home cleaning and a full property blow-down (cobwebs, leaves, debris, walkways, patio, and entry) — a Premier-only perk, not included in Essential — and set up a welcome board and guest log book that encourages repeat bookings — so you do not have to.

Do you handle guest bookings or collect rent?

No. You keep control of your reservations, bookings, and rental income. I invoice you directly for cleaning and support only.

Is window cleaning included?

Premier members receive a light interior glass & mirror touch-up as part of their plan. For Turnover Cleanings and Move-Out Deep Cleans, detailed window cleaning is a separate add-on at $25 per window and must be approved before service — and it stays on the deep-clean checklist. We service ground-level and safely reachable windows only — second-story and high windows are not serviced due to insurance and equipment limits.

Are supplies and chemicals included?

Cleaning supplies are included in your per-clean turnover price, and guest amenities (shampoo, conditioner, body wash, hand soap, toilet paper, paper towels, coffee, trash bags) are included with your Essential or Premier membership — no per-turnover charge, no markup. Non-members can add the flat Guest Amenity Restocking Package per turnover ($15 for one bathroom, $25 for two, $35–$45 for three or more) at our wholesale cost. We source at true wholesale pricing through a commercial cleaning partner who buys over $100,000 in supplies each year — so you pay well below retail, and always know exactly what you're paying for.

Do you provide towels and linens?

Towels and linens are provided by the property owner — we launder and restock them as part of each turnover. We're happy to coordinate purchasing durable, guest-ready replacements at our wholesale cost (no markup), but the linens themselves remain the owner's. We can also advise on towel and bedding options that hold up well to rental use.

Do you do hot-tub and pool care?

Yes — basic treatment and checks during scheduled cleaning visits ($35–$60/visit plus chemical cost). Anything needing professional attention is reported to you.

Is snow shoveling included in the membership?

No — snow shoveling is an add-on because it's weather-dependent. You only pay when it snows, billed per visit or as a winter-season plan. Members get priority scheduling for winter service.

Can you do a same-day flip between guests?

Often, yes — it depends on the check-out and check-in times. Quick flips are a regular part of vacation-rental work, and members get priority on last-minute openings. The earlier you tell me about a same-day change, the better; for true emergencies, message me and I’ll do my best to fit you in.

How much does cleaning cost?

Turnover cleanings start at $175 for a studio or one-bedroom, $225 for a two- to three-bedroom, and $375 for a four- to five-bedroom or large cabin. Monthly memberships run $275 (Essential) or $450 (Premier), with hot tub care and amenity restocking available as add-ons. Move-out deep cleans are priced by square footage. You’ll always get a clear, confirmed price before any work begins — see the full breakdown in the pricing section.

What exterior services do you offer?

Exterior home cleaning and a full property blow-down (cobwebs, leaves, debris, walkways, patio, and entry) are a Premier-only perk. Detailed window cleaning is a separate $25-per-window add-on available with any service. Snow shoveling is a weather-dependent add-on available to everyone. We service ground-level and safely reachable areas only.
